Springfield, VA

The Greater Springfield area includes Springfield, Franconia, Kingstowne, North and West Springfield, and the Newington areas.  The area provides an abundance of new shopping centers and businesses, hotels, parks, bike trails, and accessibility to many transportation options.  The centrality to Old Town Alexandria, Fort Belvoir, and the 395 corridor, along with more affordable real estate is why I would want to live in Springfield.   If you lived in Springfield, you would be able to quickly commute in all directions from a relatively affordable location.  Also, because of the proximity of business and industrial complexes, you would have many activity and shopping options.  15 schools scored 8 or higher according to greatschools.org.  Fairfax County ranks as one of the higher school districts in the nation.    So whether it’s for work, play, family, commute, or amenities, Springfield seems to cover it all for a more economical home value.  
 

Transportation options

It’s all about the commute and the most bang for your buck.  The Springfield area is at a major hub center of Northern Virginia where I495 and I395 intersect at the “mixing bowl”.  The area is central in that it is 20 minutes to Tysons, downtown D.C., Arlington, and Old Town Alexandria.  Also, a large Springfield metro station is within easy access.  You can be to Reagan National Airport or on the nearby Railway in no time.  With Fort Belvoir and Newington just to the South, Springfield allows an easy commute to a large number of Governmental agencies and large corporations.  
 

Shopping 

In recent years there has been a large revitalization effort with new shopping districts and new business centers.  The Springfield Town Center is the newest of mixed shopping centers that hosts many fabulous restaurants and retail stores.   This includes restaurants like the Yard House Brewery or Maggianos’s Italian cuisine, an upscale movie theatre, and shopping from Macy’s to Target.  The diverse cultural presence goes from A-Z where you can find just about any type of restaurant within a quick drive.   You will find in Springfield there is a large array of shopping opportunities throughout.  You will find many other close by shopping industrial centers and shopping stores such as Costco, Barnes and Noble, Bed Bath and Beyond just to name a few.  
 

Attractions

Lake Accotink is a prominent county park which has many park features, fishing, kayaking, bike trails, but also is part of the scenic and historic cross-county connector trail which travels through the center of Fairfax County from Great Falls to Occoquan for 40 miles, cutting through Springfield.  As you are in this park, you would have no idea you were in close proximity to a city.    At the border of Springfield, Burke Lake Regional Park hosts trails, outdoor community events, and picnic, biking, and camping areas.  Springfield has at least 3 farmers markets nearby.   Springfield also features a Dave and Busters fun and entertainment center and several indoor activity parks like a trampoline park and Sports Complexes which host volleyball, soccer, sports, and swimming clubs.  If higher end activities suit you, Springfield also has the Springfield Golf and Country club which offers an outstanding calendar of social events, pool, golf, first class dining, a stunning clubhouse, and outstanding recreational facilities.  
 

Homes

Springfield covers a wide range of housing options from low to high, from small apartments, to large 8 bedroom houses.  This is advantageous because with more options and variety in housing brings more diversity in people, jobs, and options of things to do.  With housing, the price point in Springfield is typically more affordable in many cases compared to other areas of Arlington or Fairfax counties with the same amenities, school quality, shopping and community environments. One recent multiple listing search of $200-$600k produced 42 Springfield properties with 3 bedrooms and 2 baths, 55% more than any collective areas in Northern Virginia within 5-10 minutes to the beltway. There is a maturity of the communities, where much of the initial development occurred in 70’s and 80’s.  As a result, more affordable housing seems to be more prevalent within more established neighborhoods.  Beautiful old oaks and maples are more common as a result.  Although huge Mansions exist, a more modest single-family house with a larger yard is more common which makes it more affordable.  The same is true for townhomes and condos, where more multi-units are being built to accommodate the diversity of housing needs.  Springfield has many beautiful, well-kept communities with nearby parks, trails, and lakes.  It is the “affordable” of Fairfax County, and the closest you can be to the city with that “bang for your buck”.
